Holiday House Laura’s General Terms & Conditions and Rental policies are designed to protect the safety and security of our Guests.
The Guest, by booking Holiday House Laura on line or by agreeing to the written offer, agrees to abide by the following Rental Terms and Policies.
Payment:
To confirm your reservation 20% deposit of the total rental amount must be received by Holiday House Laura. Upon receipt of the deposit payment a final CONFIRMATION of the booking will be sent to the Guest.
The remaining balance of the rental amount is due 30 days prior to the beginning of the rental period. If the payment of the remaining balance is not received on or before this deadline, the booking is subject to cancellation without further notice. If the initial booking occurs within 30 days of the arrival date, payment of the total rental amount is required for the booking confirmation. After the stay has been completed, and INVOICE will be issued and emailed to the Guest.
Form of payments: All payments must be made in advance prior to arrival via bank wire transfer, unless otherwise agreed. Bank account details will be provided once the booking request has been received and the offer excepted by the Guest. Payments made during the villa rental shall be paid in cash in Euros, Kuna or US Dollars.
Security (damage) deposit:
A damage deposit of EUR 300 is required to be paid in advance. It is possible to make the payment via bank wire transfer before arrival or directly in cash to the owner or his/her representative upon arrival at the property. This deposit is fully refundable after check-out as long as there has been no damage to the property.
Arrival and Departure:
At the time of booking we kindly ask our Guests to advise Holiday House Laura of their arrival time.
Please note: Any change in arrival date or time must be approved by Holiday House Laura at least one week prior to arrival at the property. On arrival the customer must show the rental voucher and passport or identity card to the owner or his/her representative; these documents are required for traveler registrations requested by law.
House Arrival & Departure Times :
Check in time is at 3 p.m. on the arrival date – unless otherwise agreed.
Check out time is 10 a.m. on departure date – unless otherwise agreed.
Cleaning :
The House will be completely cleaned before Guest’s arrival. The same procedure is done after the Guest’s leave, also. If there is a need or request for cleaning the property during the rental period, that can also be easily provided upon request and is subject to extra cost.
If the property is not left in the same general condition in which it was found, the property owner or property manager may withhold a cost from the security deposit to cover the cost of the extra final cleaning.
External & Internal Maintenance:
The owner or his/her representative have, if necessary, free access to the property for essential maintenance purposes. That is especially true concerning the swimming pool maintenance. Please have in mind, that in order to have excellent water quality for you in the swimming pool, we need to have a person cleaning and inspecting on regular basis.
Damage to the Property: Except in case of normal wear and tear the clients are responsible for any damage to the House or its contents, which has occurred due to negligence, willful damage or irresponsible behavior on the part of those occupying the house or their guest. Such a damage must be immediately reported to house owners or it’s representative. The cost of replacement must be paid for by the clients or/and deducted from security deposit.
Occupancy:
Only persons listed on the booking form may occupy the house. The house can not be re-let or sub-let to any other group/party or individual without the written approval of the owner or his/her representative. Under no circumstances may not be more than the maximum number specified in the house description, or booking form, occupy the house except by prior written agreement. The owners or representatives, reserve the right to refuse the admittance to the house if the client or its party is in breach of this condition.
Pets:
Please note that no pets are allowed.
Cancellation:
All cancellations must be received in writing. The cancellation will be effective from the date received and the following cancellation charges will apply:
– 20% of the rental fee (deposit) if cancelled less than 30 days prior to arrival
– 100% of the rental fee if cancellation is received 30-0 days prior to arrival
Cancellation by the Owner:
In the unlikely event that the Holiday House Laura becomes unavailable due to circumstances beyond the control of the owners or its representative, the owner will provide the full refund of the amount received.
Prices and Inclusions: All rates are published in Euros and are based on market conditions, therefore the owners of Holiday House Laura reserves the right, in case of considerable fluctuation of the exchange rates, to modify prices without prior notice. Final rates are not guaranteed until the full payment is received.
The following services are included in rental rates of Holiday House Laura:
- Tourist Tax
- Utilities – water, electricity
- Swimming pool maintenance
Important Note:
All defects or malfunctions must be reported within 24 Hrs. of move in.
If no report received at that time it will be considered that the House is in prefect shape.
In the pool area plastic glasses, utensils and plates are allowed only.
Ironing is available on request, and there is also an iron board provided in the house.
Not included in the rental rates:
- Personal, travel and cancellation insurance
- Drinks, meals and expenditure of personal nature
- Breakfast, banquets, barbeques and special parties available on request
- Optional tours and excursions
- Clients are responsible for valid travel documents and visas if required

- Luxury Yacht rentals
- Luxury car rental
- Private car tours and excursions
- Dry cleaning and laundry service
Also available on request:
- Cooking lessons, private chef
RESPONSIBILITY – Holiday House Laura is not responsible for any physical injuries caused to the customers during their stay at the property. It is therefore highly recommended that the customers purchase comprehensive travel insurance prior to their trip. House Laura can not be held responsible for any circumstances beyond their control including but not limited to, mechanical breakdown, illness, swimming pool maintenance, emptying the swimming pool for necessary maintenance and failure of any public services and supply.
PROPERTY OWNER’S DISCLAIMER – The property owner does not accept any liability for any loss, damage, or additional expenses incurred by the client or any member of the client’s party regardless of the cause. The property owner does not accept liability for any injury, death, loss, inconvenience or damage, alteration, delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns or with the client’s accommodation or other circumstances as amounting to ‘force majeure’ or Acts of God or other similar events beyond the property owner’s control.
JURISDICTION – In the event of controversy arising from the booking and property rental, will be resolved between the owner of Holiday House Laura and the Guest. The agreements shall be governed by the laws of Croatia and The Court in Zagreb. By confirming the booking, the Guest implies that Holiday House Laura General Terms & Conditions and Rental Policy have been understood and have thereby been accepted without reserve and without exception. If any of the conditions of this contract have become invalid or were invalid or if in this contract there should be a gap, the other conditions cannot be contested.
